Q: How do I get Pre-Qualified to purchase a Yellow Brick Home? 
A: A Yellow Brick Homes representative will refer you to an experienced local mortgage company professional to assist with these needs.  We will however, provide you with a preliminary list of items you will need to bring to your appointment.

Q: What is the average interim time that it takes to purchase a home from start to closing? 
A: Normally, once a customer decides to purchase a Yellow Brick Home, a few questions will be asked to determine this time frame.  The two most prominent factors will include financing needs and the customer’s situation in regards to selling their own home.  If both of these items are not issues, the average time frame to complete all necessary paperwork is usually 30 to 45 days.   Some exceptions may apply to shorten or lengthen this time frame.

Q: I keep hearing about all these low interest rates and 40 year mortgages.  Will I qualify for all of these?
A: Yellow Brick Homes finds it very necessary to have each customer seek the advice of a mortgage professional in order to determine what interest rate they will qualify for.  We will do whatever we can to answer your questions prior, but please remember that many of the interest rates that are advertised depend on your individual situation.  If you know your credit score is high, your income is adequate for the amount of home you want to purchase and your debt ratio is in check, usually the process goes smoothly and you will receive an exceptional interest rate.  If either of these items is not in acceptable order, every effort will be made to get you the best interest rate possible given your specific circumstances. 

Q: May I turn a Yellow Brick Home spec home into a custom home at any point in the construction process?
A: Yellow Brick Homes believes that anything is possible!  The answer to this question is however, very complex.  Every effort will be made to accommodate your tastes based on the time frame of when you sign a sales contract.  Each home is built in stages and many items are selected at the design stage prior to the start of construction.  Items such as paint and tile color can usually be changed easily because they are purchased as needed.  Items such as cabinets or carpet are ordered quite early in the building stage and cannot be modified as easily.  Again, anything is possible! 

Q: Will my Yellow Brick Home carry a new home warranty?
A: Absolutely!  The State of Texas requires all Builders to warrant each home for up to ten years.  A complete detailed listing of what is covered and for how long will be provided to you at closing.  A copy of this warranty can also be found on the Texas Residential Construction Commission website at http://www.trcc.state.tx.us/.
In addition to the state-required warranty, each Yellow Brick Home comes with a 10-year warranty on the foundation as well.  Each slab is engineered to meet the needs of the soil and the environment for which it is built. 

Finally, in addition to the mandatory warranty as required by the State of Texas and the warranty for the foundation, Yellow Brick Homes LLC also provides an addition 2/10 Warranty by HOME of Texas to ensure adequate coverage of your new home! 

Q: What standard items come with a Yellow Brick Home?
A: Your new Yellow Brick Home comes complete with the following:

  • An engineered slab,
  • Front and backyard landscaping with a sprinkler system,
  • Side and Back Fencing with Gates,
  • Appliance Package including a washer, dryer and refrigerator,
  • Internet-Cable-Digital-Surround Sound wiring throughout,
  • Security System,
  • Solid Surface Countertops

Q: What is the process to purchase a home from Yellow Brick Homes LLC?
A: In the State of Texas, a Builder is allowed to act as his/her own sales broker and can close a home purchase deal.  We have been educated on proper and legal sales methods, the sales contract, and the closing process.   You will however, be referred to a professional mortgage company to complete your qualification transaction if you do not have one already.  Finally, the use of a Title Company will be utilized for closing the sale.  If Yellow Brick Homes does employ the services of a Realtor, all of the details pertaining to the sale and closing will go directly through him/her.
